Local Plan Review…on the way…with many more houses…

All planning is dictated by the local authorities Local Plan. This document guides decision making and in conjunction with the NPPF is the “bible” for planners, residents and developers alike. ie a very important document, and always controversial.
The Teignbridge Local Plan for the period 2020 – 2040 is about to be reviewed and I would encourage all with any interest at all in planning and the future of our area to try and read it…and comment.
The plan is guided by the NPPF ( National Planning Policy Framework) which is a Government “statement of intent” and controls the construction of the Local plan, so in reality both should be taken together…quite a task I can assure you.
Under the general heading of Homes the following may wet the appetite …..”The Government has acknowledged a target of 300,00 homes built through its budget statement in November 2017.”
“The population of Teignbridge is expected to increase from 132,000 in 2019 t0 approx. 149,000 in 2040, an increase of 13.3%”
“Teignbridge District…..will require 756 dwellings per year compared with the current Local Plan target of 620 dwellings per year.”
This all means that Teignbridge will be expected to have an additional 6457 dwellings over and beyond that which we are currently due to build. Some, but by no means all, of this number will be in the Greater Exeter area.
I could go on and on….there is much to go on about, but I just want residents to be aware of what is coming up and to participate in the process now. The first debate on the topic takes place this Monday ( April 9th) 10.00am in the Council Chamber.
